How this calculator works

Repayments are calculated with the standard amortisation formula from the loan amount, the interest rate you enter and the term you choose. Each repayment is split into interest and principal, and the schedule shows how that split changes over the life of the loan.

The serviceability view adds APRA's buffer to the rate you enter, so you can see what the same loan would cost if rates rose. Lenders apply this buffer when they assess whether you can afford a loan, which is why an approval amount is usually lower than a repayment calculator alone suggests.

What it does not include

  • Lender fees, application fees, ongoing account fees and discharge fees.
  • Lenders mortgage insurance, which usually applies below a 20% deposit and can be several thousand dollars.
  • Rates, insurance, strata levies and maintenance — real costs of ownership that are not part of the loan.
  • Offset accounts, redraw, split loans, interest-only periods and fixed-rate reversion.
  • Your actual borrowing capacity, which depends on income, expenses, existing debts and the individual lender.
