What real estate advertising really costs in Australia
Selling a home in Australia costs more than most people expect, and almost none of it is published. Here are the honest ranges for what vendors and agents actually pay — and what ListHQ charges, from $99 per month.
What vendors typically pay to advertise on realestate.com.au
A portal listing is rarely bought on its own. By the time a typical metropolitan campaign is signed, the vendor is paying for the listing plus the upgrades and marketing the agency packages around it. That loaded total is the number worth planning for: $3,000 – $6,000+ for a typical metro campaign.
That range includes the listing itself plus the upgrades most vendors are sold: a higher-visibility listing tier, professional photography, floorplan, video or virtual tour, signboard and brochures, and social or search advertising bundled into the agency’s marketing schedule. It is a loaded total, not a listing fee.
- Typical metro campaign — $3,000 – $6,000+ (standard suburb, listing plus the usual upgrade package and marketing collateral).
- Regional or lower-value campaign — $1,200 – $3,000 (smaller markets, lighter upgrade packages, shorter campaigns).
- Premium metro campaign — $6,000 – $15,000+ (top-tier placement in a high-value suburb, extended duration, full production).
We do not quote a portal’s entry-level listing price as if it were the typical cost. Very few metro campaigns are sold at the base tier, so an entry price tells a vendor almost nothing about what they will be invoiced.

What agents pay in subscriptions
On the agency side the cost is not one bill, it is a stack. Most Australian agencies run a CRM, property management software, trust accounting, a website and marketing toolset, and a portal arrangement — each billed separately, most per user or per door.
- Agency CRM — $50 – $150 per user, per month (estimated typical range).
- Property management software — $2 – $5 per managed door, per month, often with a monthly minimum (estimated typical range).
- Trust accounting — $50 – $200 per month, sometimes bundled with PM software (estimated typical range).
- Website and marketing tools — $50 – $300 per month (estimated typical range).
- Portal agency agreement — not publicly published; negotiated per agency and per area, so no honest range can be given.
